Why do you charge a flat fee and not a percentage commission like the local agents?

We believe charging a percentage of what a property sells for is an outdated and unfair system. Whilst agents will attempt to convince you that they are motivated to achieve you a higher price, as they get a higher commission, many studies have found the opposite actually occurs. We also don’t think you should have to pay more to sell your home, than your neighbours, just because it’s worth more. It’s the same transaction, involving the same effort on our part. That’s why we charge the one fair flat fee.

What is a ‘Full Service’ Agency?

As a ‘Full Service’ Agency we not only help you sell your current home, we also help you with the purchase of your next one. We could never understand why agents were only doing half their job. Convincing you that their expertise and negotiation skills were crucial components when selling a home, but then leaving you to fend for yourself and go up against another agent when it came time to buying and negotiating the purchase of your new home. We didn’t think that was fair, that’s why we don’t consider our job done until we have you sold and settled into your new home.

What’s included in my flat fee?

Our flat fee includes us looking after all potential buyers, qualifying and following up with them, organising inspections, fielding and presenting offers to you, and finally negotiating you the highest sale price for your home. We’ll also converse with either your or our conveyancer up until settlement to ensure a swift and efficient sale. We also include our negotiation service when you’re purchasing your next home. You just let us know which property you’re interested in and we deal directly with the selling agent for you, making for a stress free purchase.

Will you come out to view my property?

We are a digital real estate agency which means we operate entirely online. We don’t need to view your property in person as we have created all of our systems to effectively and efficiently manage the sale of your property remotely. We use a number of different forms to communicate with our clients such as Phone, Email, Skype, Facetime, WhatsAp, etc. Whatever works best for you, works for us! *nb. Depending on the location of your property we may have to attend to inspect.

How will you know what my property is worth?

We have access to the exact same market data used by all the top agents. This enables us to determine the best pricing strategy and marketing campaign for your property. We use local property trends, current supply and demand information and automated valuation reports to appraise your property. At your request we can also organise for an independent property valuer to attend your property.

How much time does it take to sell a home?

How long is a piece of string? Like your local agents the time frame to sell a property is based on averages. The average time for most properties to sell in metro areas is usually somewhere between 27-46 days and our statistics show the same results. It can also vary due to a number of different factors such as location, competition (supply and demand), price and presentation. What we have learnt over the years is that there is a buyer for every property, sometimes they come along quickly and sometimes it can take a little longer. If a property is presented well, priced to meet market expectations and advertised in the places buyers are looking, it will have a very positive effect on the timeframe in which you sell and the price you achieve.

Why do you also help negotiate when I buy my new home?

It’s not unusual for people to become emotional when buying or selling a property. It happens to the best of us. We get so wrapped up in the idea of having something, that we become a little too eager to just get a deal done, even if it’s not a great deal. Having someone on your side, impartial and unattached, means that emotions don’t get in the way when submitting offers and agreeing to certain conditions. We’re experienced negotiators and know the games agents play, meaning with us on your side, you’re always one step ahead of your competition.

What marketing do you use?

We only use and recommend marketing and advertising that works in todays market. Over 90% of buyers are searching online for their next home, that’s why a digital marketing campaign is crucial. We advertise your property on Australia’s leading and most popular real estate websites such as realestate.com.au and domain.com.au. We use professional real estate photographers to ensure your property is shown looking its best. We also use photographic signboards and open for inspection signs to attract passing buyers. National Database Alerts, Professional floor plans and brochures, property showcase videos and social media marketing which includes our Facebook Buyer Connect system are also available to each and every client.

How much does the marketing and advertising cost?

It really depends on you. We will make suggestions around the type of advertising which will best suit your property and your budget, however it’s ultimately your choice on how much you wish to spend. To give you a rough guideline, the majority of our clients choose marketing campaigns within $1000 – $1500.

How do I know how much my home is worth?

Ok. There are a couple of answers to this question. Firstly a home is worth only what someone is willing to pay for it. So the first thing we need to do is research how much buyers are paying, for properties similar to yours. We then need to determine your level of competition (often referred to as supply) and how many buyers are out there looking (demand). These two factors play a crucial role in determining how much to list a property for and how much you can realistically expect to sell for.

Do you have agency agreements?

Yes we do. Our standard agreement is for 90 days.

Do I have to pay if I don’t sell?

No. You don’t have to pay our flat fee if you don’t sell your home. The only costs that are upfront and non-refundable are for any of the marketing or advertising you choose to use.

Would a local agent get me more money?

We certainly don’t think so and for the past 5 years two thirds of our clients have consistently been selling for prices higher than their local agents told them they could get, whilst the other third sell for prices similar to what the agents appraised. Are you licensed agents?

Yes we are. We are licensed in every state of Australia along with the ACT.

What if I have my own conveyancer or solicitor?

That’s not a problem. Whilst we recommend our conveyancing partner Lawlab for ease of use and transparency, you’re more than welcome to use your own solicitor or conveyancer. Whatever makes you feel the most comfortable and suits you best.
